MSB Material and Labor Prices - United States Second Quarter 2006
Building material costs continue to rise significantly, which is attributable to continued post-hurricane demand. The average material cost is up 7.3%.
Specific figures for the twelve month period between second quarter 2005 and second quarter 2006, as compiled by Marshall Swift / Boeckh Corp. (MSB), are summarized below. Most of these items are utilized in our new homes and lumber is not even shown. They too are increasing.
o Drywall – increased by 18.8% for the twelve month period 2Q05-2Q06
o Asphalt Shingles – increased by 10.7%
o Felt Roofing Paper – increased 5.2%
o Ready Mix – increased 9.8%
o Copper Pipe – increased 29.3%. (This larger-than-normal increase is again
due to the decline in output from some copper mines and inventories that
have dropped due to increased demand from the housing market.)
o Copper Wire – increased 46.3%
o PVC Pipe – increased 15.3%
o Structural Steel – increased 4.6%
o Steel Deck – increased 9.1%
As you can see, many times prices are increased, not to increase the profit to the builder, but to cover the increase in actual costs. By buying today, it is almost a sure thing that you may be saving a significant amount of money in just a short period of time and your home should increase in value.
The time to buy is clearly now.
