What I do as a Realtor®


   I once said that I loved my job so much I would do it for free.  Although that wouldn't pay the bills, it does express my commitment to my clients.
   What I do is sometimes quite complicated.  But the reason I do it is really quite simple.  Everything I do is centered around helping my clients in every way I possibly can!
   I believe in always being available for my clients, doing my homework to do the best job I can do for them, treating all clients the same, and above all, in always being 100% honest. 
   The following is a list of some of the specific things I do for my clients, whether they are selling their home or looking for a home to buy.

For the seller

  • Free you from some of the unnecessary time, effort and details involving the sale of your property.
       I know the details, and am happy to take care of them so you can go on with your lives.

  • Help you determine how much your home is worth on the market.
       I help you establish the fair market value of your property so it isn't overpriced or underpriced.

  • Advise you how to make your home more salable.
       I provide tips on preparing your property for showings, and if necessary advise you of improvements that will make your home more salable.

  • Arrange the publicity for your property.
       I erect "for sale" signs on your property, advertise your property in newspapers, post your property on the industry's MLS listings, and advise buyers of the availability of your property.  I also post pictures and complete information about your property on the following additional websites:  coldwellbanker.com, realtor.com, and centraliaillinoishomes.com 

  • Keep you up-to-date about the current real estate market.
       I stay up-to-date on what is happening with competing properties and can advise you of your best course of action as a seller.

  • Arrange the showing of your property.
       I show your property as frequently as possible to serious potential buyers, with as little inconvenience to you as possible.

  • Help you objectively evaluate offers on your property.
       I help you evaluate each prospective buyer's offer without compromising your marketing position.

  • Assure that all necessary paperwork is completed in a timely manner.
       I know the paperwork required for the successful and timely closing of the property you are selling, and monitor its progress so as to avoid any unnecessary delays.

  • Attend the closing.
       I will attend the closing of your property to assist you in any way possible.

For the Buyer

  • Free you from some of the unnecessary time, effort and details in your search for a home to buy.
       I know the details, and am happy to take care of them so you can go on experience the fun of shopping for a home.

  • Help you determine what you can afford.
       I can help you determine the amount of money you can spend on a home, and locate properties that meet your personal situation.

  • Help you understand the process of purchasing a home.
       I can familiarize you with all the steps you might take in the process of selecting and purchasing a home, and explain potential obstacles. 

  • Advise you of the steps necessary to obtain financing.
       I know the local lending market, can give you tips as to how to obtain the financing you need, and guide you in your search for a lender. 

  • Help you locate homes that meet your personal criteria.
       I keeps up-to-date on the properties that are available in your preferred areas and will advise you of homes that might interest you.

  • Provide personal tours of various homes.
       I take care of all the arrangements and take you on personal tours of the homes you want to view.

  • Provide information and guidance on homes you have toured.
       I will provide you with objective information about each home you tour and provide guidance during your evaluation of the property.

  • Help you negotiate.
       I will guide you through the negotiation process and communicate the terms to the seller's agent. 

  • Assure that all necessary paperwork is completed in a timely manner.
       I know the paperwork required to obtain financing and for the successful and timely closing of the property you are buying, and will monitor its progress so as to avoid any unnecessary delays.

       I will attend the closing of your property to assist you in any way possible.

Code of Ethics

   I adhere to the NATIONAL ASSOCIATION OF REALTORS® Code of Ethics.
Some of the basic principles of the Code of Ethics include:

  • Protect and promote your client's interests, but be honest with all parties.

  • Avoid exaggeration, misrepresentation, and concealment of pertinent facts.  Do not reveal facts that are confidential under the scope of your agency relationship.

  • Disclose present or contemplated interest in any property to all parties.

  • Avoid side deals without your client's informed consent.

  • keep the funds of clients and customers in escrow.

  • Assure, whenever possible that transactional details are in writing.

  • Provide equal service to all clients and customers.

  • Be knowledgeable and competent in the fields of practice in which you ordinarily engage.  Obtain assistance or disclose lack of experience if necessary.

  • Do not engage in the unauthorized practice of law.
